Requirements for Approval:

   -   Minimum Credit Score of 600

   -   No Collection Accounts

   -   No History of Evictions, Judgements, or Bankruptcies

   -   No Criminal History

​

   -   Minimum Month Income Equal to 3x the Rent

   -   Non-refundable $300 pet fee

   -   All other requirements still apply

*RSG reserves the right to increase the security deposit at our discretion up to an amount equal to two times the rent price.

Incomplete applications are subject to immediate denial. Incomplete applications will be required to submit a new, complete application for reconsideration.

Buying a House

WHAT DO I NEED TO SIGN THE LEASE?

Once your application has been approved, and you have been scheduled to sign your lease, these are the following things you will need.

Photo ID's (Must be provided for each applicant)
Renter's Insurance (Rock Steady Group must be added as an additional interest on the policy)
Prorated Rent (If applicable) & Security Deposit (Must be made payable via cash or money order only)

How can I view the property I am interested in?

You can view all of our available properties through our video walk-throughs. You can find the link to our walk-throughs at the top of the page.

 

Do your properties allow pets?

The allowance of pets varies on the properties itself. If you are unsure if a property allows pets, just reach out to our office and we will provide you with an answer.

What is your pet policy?

If the listed property allows pets, there is a maximum of 2 pets. Applicant(s), if approved, will be required to pay a non-refundable pet fee of $300 due upon signing the lease. Applicant(s) will also be required to have a security deposit equal to two months' rent. Ex: $1,000 rent, then a $2,000 deposit. We also utilize petscreening.com for the verification process.

Do you have any breed restrictions?

Yes. Restricted breeds include: Pit Bulls, German Shepherds, Alaskan Malamutes, Doberman Pinschers, Akitas, Great Danes, Staffordshire Terriers, Siberian Huskies, Chow Chows, Rottweilers, Presa Canarios & Wolf Hybrids.

 

Is anything included with the rent?

Typically with most of our properties, nothing is included with the rent. Meaning the tenant is responsible for all utilities. However, in the event something is included with the rent we will let you know.

How much is the deposit?

The deposit is the equivalent to one month’s rent. Example: $1,000 rent, then a $1,000 deposit.

How long is the lease term?

Unless otherwise stated, our lease agreements are for 12-months. In the event you would like to request a longer/shorter lease you may request so under the additional notes on your application.

However, please note that we are under no obligation to honor or accommodate such request.

 

How long does it take for my application to be processed?

Applications take about 5 – 7 business days to process; however, that estimated time-frame is contingent on multiple factors, such as the amount of applications we receive. Please note that the verification of income and employment is often times contingent on your landlord's and, or, employer's response.

 

Do you have a paper application I can fill out?

No, our application is done entirely online. You can find a link to our application at the top of the page.

How are applications processed?

Applications are processed in the order that they are received. We do not pick and choose. Applications are processed on a first come, first serve basis. (As such, we do not hold properties).

What documents will I need when applying?

The following documents will be needed when applying:

  • All applicants will be required to submit a photo copy of their ID.

Employed:

  • 2 months of paystubs.

Self-employed:

  • Copy of your tax return.

Active Military:

  • Copy of your orders.

  • 2 months of LES (Leave and Earnings Statement).

Applying with Section 8:

  • Section 8 voucher.

 

  • Please note: If you have multiple sources of income you must include that information in the “additional comments” section of your application.

 

What is due upon signing the lease?

Is renter’s insurance required?

Yes. Upon signing your lease, you will be required to show proof of insurance.

Do you hold properties?

No, we do not. This is so we can continue to be as fair as possible and provide all applicants with equal opportunities. Our policy does not change whether you offer to pay rent in advance or pay a higher deposit.

Do you allow co-signors?

Yes, only to satisfy the income requirement. Applicants must meet all other requirements on their own.

 

What if my application is incomplete?

Unfortunately, incomplete applications will be denied since we will be unable to accurately review and verify the  application.
